1. Scope of this policy
This Privacy Policy explains how Land Sourcers LLC, doing business as Land With Joe (collectively, “Land With Joe,” “we,” “us” or “our”), collects, uses, discloses and protects information when you visit LandWithJoe.com, submit a property inquiry, call or email us, receive communications from us or otherwise interact with our business.
2. Information we collect
Information you provide. We may collect your name, telephone number, email address, preferred contact time and communications with us. When you ask us to review land, we may also collect the county and state, property address or nearest road, parcel number, approximate acreage, desired selling timeline, reason for considering a sale, price expectation, ownership information and other details you choose to provide.
Telephone calls and email. If you call or email us, we receive the contact information and details you choose to share. Calls may be answered by PATLive, our property-intake service provider. Land With Joe does not have PATLive’s customer call-recording feature enabled and does not receive or retain call recordings. Information collected automatically. Our website and service providers may collect internet or device information such as your IP address, browser type, device type, operating system, referring page, pages viewed, approximate location derived from IP address and interactions with the website. This information may be collected through cookies, tags, server logs and similar technologies.
Transaction information. If we move forward with a purchase, we and the title company or closing attorney may collect information reasonably necessary for property research, title review, due diligence, contracting and closing.
3. How we use information

- Communicate with you and, when appropriate, prepare a direct cash-purchase option.
- Coordinate title work, agreed property research, due diligence, contracting and closing.

- Measure website use and the effectiveness of our communications.
- Maintain business records, prevent fraud, enforce agreements and comply with law.
4. When we disclose information
We may disclose information only as reasonably necessary for the purposes described in this policy, including to:
- Service providers that support website hosting, forms, email delivery, analytics, telephone answering, property research and business operations.
- Transaction professionals such as title companies, closing attorneys, surveyors, soil or septic professionals, permitting professionals and other providers involved in evaluating or completing a transaction.
- Professional advisers such as attorneys, accountants, insurers and consultants.
- Government authorities or other parties when reasonably necessary to comply with law, legal process, protect rights or safety, investigate fraud or enforce an agreement.
- A successor organization in connection with a merger, acquisition, financing, reorganization or sale of all or part of the business, subject to appropriate protections.
- Other parties at your direction or with your consent.
We do not sell property-owner inquiries or telephone numbers, and we do not share them with unrelated third parties for their own marketing. We also do not share consent to receive text messages with third parties or affiliates for their marketing or promotional purposes.
5. Analytics, cookies and embedded content
We use Google Analytics through Google Tag Manager to understand how visitors use the website and to measure actions such as calls and completed property inquiries. Google Analytics may use cookies and similar identifiers and may receive information about your browser, device, website activity and approximate location. We do not intentionally send names, email addresses, telephone numbers or property-form contents to Google Analytics.

Our website also embeds video content from Vimeo. When an embedded player loads or you interact with it, Vimeo may receive device, browser, IP-address and viewing information under Vimeo’s Privacy Policy.
Optional analytics is off unless you select Accept Analytics. We use an essential first-party cookie named lwj_analytics_consent for up to 180 days to remember your choice; this cookie does not perform analytics. Use the Cookie Choices control in the footer to accept, decline or change your decision. If you decline or withdraw consent, Google Tag Manager and Google Analytics will not load on future page views.
Seller-inquiry source details. To keep the source of a property inquiry attached as you move from a county or campaign page to our offer form, the website temporarily uses browser session storage and short-lived first-party cookies whose names begin with lwj_attr_. For up to two hours, these records may hold the first landing page, referring page, UTM campaign tags, county-page context and an advertising click identifier. If you submit a property inquiry, those source details are stored with the inquiry so we can identify which pages and communications produce seller inquiries and improve our response and marketing. These records do not contain your name, email address, telephone number or property-form answers, and we do not send those form contents to Google Analytics. If you do not submit an inquiry, the short-lived records expire from your browser. This functional source tracking operates separately from your optional Google Analytics choice. Blocking essential browser storage may cause the inquiry source to appear as unavailable.
You may also manage cookies through your browser settings. Disabling essential browser storage may prevent the website from remembering your choice.
6. Email and text-message communications
We may use the email address or telephone number you provide to respond to your property inquiry and communicate about a potential transaction.
Text-message updates are optional. If you affirmatively request them, message frequency varies. Message and data rates may apply. Consent to receive text messages is not required to request an offer or do business with us. Reply STOP to opt out and HELP for help, or contact us using the information below. We will honor applicable opt-out requests.
7. Retention and security
We retain information for as long as reasonably necessary to respond to inquiries, evaluate and complete transactions, maintain business and legal records, resolve disputes, prevent fraud and satisfy legal obligations. Retention periods vary based on the nature of the information and our relationship with you.
We use reasonable administrative, technical and physical safeguards designed to protect information. No website, transmission or storage system can be guaranteed completely secure.
8. Your choices and privacy requests
You may ask to access, correct or delete information you provided to us. Depending on where you live and applicable law, you may have additional privacy rights. We may need to verify your identity and may retain information when permitted or required by law.

9. Children’s privacy
This website is intended for adults considering a land transaction and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided information to us, please contact us so we can review and, when appropriate, delete it.
10. External websites
Our website may link to government resources, title or property-service providers and other third-party websites. Their privacy practices are governed by their own policies, not this policy.
11. Changes to this policy
We may update this policy as our practices, services or legal obligations change. The effective date at the top shows when the current version took effect. Material changes will be posted on this page.
